This Privacy Policy explains how Yaritza Barroso, P.A. (“we,” “us,” “our”) collects, uses, shares and protects information about you when you visit www.yaritzabarroso.com (the “Site”), submit a form, or communicate with us by phone, email or text message.

Yaritza Barroso is a licensed Florida real estate agent affiliated with Lifestyle International Realty. Please read this policy carefully. By using the Site you agree to the practices described here.

2. Information we collect

Information you give us

When you complete a form on the Site — a home valuation request, a contact message, or a listing inquiry — we collect the information you choose to enter, which may include:

• Your name
• Your email address
• Your mobile or other telephone number (always optional)
• A property address, city and ZIP code, when you request a valuation
• The listing you asked about, when you submit an inquiry from a property card
• Anything you write in a free-text message field, such as your timeline, budget or questions
• Whether you checked the box consenting to calls, emails and text messages, together with the date and time you did so and the page you did it from

Information collected automatically

Our hosting provider records standard technical information when a page is served, including your IP address, browser type, device type, referring page and the time of the request. This is used to deliver the Site securely and to block abuse.

If you arrive from an advertisement or a campaign link, the Site reads marketing parameters from the URL (such as utm_source, utm_medium and utm_campaign) and attaches them to your inquiry so we know how you found us.

What we do not collect

We do not ask for and do not want your Social Security number, financial account numbers, credit card numbers, or government identification numbers through this Site. Please never send those to us through a web form or by text message. If a transaction requires that information, it will be collected through the secure systems of your lender, title company or the brokerage.

3. How we use your information

We use the information described above only to:

• Respond to your question, valuation request or listing inquiry
• Contact you by phone, email or text message about real estate services, when you have asked us to
• Prepare a comparative market analysis or property information you requested
• Send you listings, market updates and follow-up messages relevant to your stated goals
• Keep records of our communications as required by Florida real estate law and our brokerage
• Maintain, secure and improve the Site
• Comply with legal obligations and enforce our Terms of Use

4. Text messaging (SMS) and your consent

Text messaging is handled separately from everything else in this policy, and it is handled more strictly.

How consent is obtained

Providing a phone number on our forms is optional. Consent to receive text messages is given separately, by checking an unchecked opt-in box that appears next to the consent language on every form on this Site. Checking that box is never required in order to submit a form, to receive a response, or to buy or sell a home with us. If you leave the box unchecked, we will not send you marketing or follow-up text messages.

What you receive

If you opt in, you may receive text messages from Yaritza Barroso, P.A. about real estate services — replies to your inquiry, appointment and showing coordination, property and listing information, market updates, and transaction follow-up. Message frequency varies. Message and data rates may apply.

How to stop

You can withdraw your consent at any time by replying STOP to any text message from us. You will receive a single confirmation message and then no further texts. SMS terms and conditions

The full terms of our text messaging program are reproduced here so that everything governing SMS sits in one place. They also appear in our Terms of Use & SMS Program Terms.

1. We use SMS to confirm appointments, send reminders, and notify clients of schedule updates or important changes.
2. You can cancel the SMS service at any time. Just text “STOP”. After you send the SMS message “STOP” to us, we will send you an SMS message to confirm that you have been unsubscribed. After this, you will no longer receive SMS messages from us. If you want to join again, just sign up as you did the first time, and we will start sending SMS messages to you again.
3. If you are experiencing issues with the messaging program, you can reply with the keyword HELP for more assistance, or you can get help directly at yaritza@lifestyleintrealty.com.
4. Carriers are not liable for delayed or undelivered messages.
5. As always, message and data rates may apply for any messages sent to you from us and to us from you. Message frequency may vary. If you have any questions about your text plan or data plan, it is best to contact your wireless provider.

5. How we share information

We do not sell your personal information, and we do not share it with third parties for their own marketing purposes. We share the information you give us only in these limited situations:

Service providers who work on our behalf

We use a small number of vendors to run the Site and manage our client records. They may process your information only to provide their service to us, under contract, and may not use it for their own purposes:

• Follow Up Boss — our customer relationship management (CRM) system, which stores your inquiry and our communication history with you.
• Cloudflare, Inc. — hosting, security and delivery of the Site.
• Google Fonts — the Site loads typefaces from the Google font service, which receives your IP address as a technical consequence of serving those files.

This section expressly excludes text messaging originator opt-in data and consent. Mobile numbers collected for SMS purposes and the associated consent are not shared with, sold to, or disclosed to any third party or affiliate for marketing or promotional purposes.

Your real estate transaction

If you engage us to represent you, we will share the information necessary to complete your transaction with the parties it requires — our brokerage, the agent on the other side, your lender, the title company, inspectors, or the MLS. This is done to carry out the service you asked for, not for marketing, and it happens only once you have chosen to work with us.

Legal and safety

We may disclose information if we are required to by law, subpoena or court order, or where we believe in good faith that disclosure is necessary to protect our rights, your safety or the safety of others, or to investigate fraud.

Business transfer

If the business is sold or merged, client records may transfer to the successor, which would remain bound by this policy. SMS consent does not transfer; you would be asked to opt in again.

6. Cookies and tracking

This Site does not set advertising cookies and does not run third-party advertising or cross-site tracking pixels. Your browser may store a small amount of data locally to remember your position on the page. Campaign parameters read from the URL are held only for the duration of your visit and are attached to a form only if you submit one.

The Site honors the Global Privacy Control signal and browser Do Not Track settings by default, because we do not engage in the cross-context behavioral advertising those signals are designed to stop.

7. Links to other sites

The Site links to third-party services such as Zillow, the brokerage website, and social media profiles. Those sites have their own privacy policies and we are not responsible for their practices. This policy applies only to www.yaritzabarroso.com.

8. How long we keep your information

We keep inquiry and client records for as long as needed to serve you and for the period Florida real estate law and our brokerage require records to be retained — generally at least five years after a transaction closes. If you opt out of text messages, we keep a record of that opt-out permanently, so that we do not text you again by mistake.

You may ask us to delete your information at any time; see Section 10.

9. Security

The Site is served over HTTPS. Form submissions are transmitted encrypted and are passed to our CRM through a server-side connection; credentials for that connection are never present in your browser. No method of transmission or storage is perfectly secure, so we cannot guarantee absolute security, but we limit collection, limit access, and do not retain sensitive identifiers.

10. Your choices and your rights

• Text messages: reply STOP to any message, or ask us directly.
• Email: use the unsubscribe link in any marketing email, or ask us directly.
• Calls: tell us on any call and we will record the request.
• Access, correction or deletion: email yaritza@lifestyleintrealty.com and tell us what you would like. We will respond within 30 days. We may need to keep records that Florida real estate regulations require us to retain.

Florida residents, and residents of states with comprehensive privacy laws, may have additional rights regarding access, correction, deletion, portability, and opting out of sale or targeted advertising. We do not sell personal information and we do not use it for targeted advertising, so there is nothing to opt out of in those categories. To exercise any other right, contact us at the address above. We will not discriminate against you for exercising a privacy right.

11. Privacy of minors

The Site is intended for adults involved in real estate transactions. We do not knowingly collect information from anyone under 18. If you believe a minor has given us information, contact us and we will delete it.

12. Changes to this policy

If we change this policy we will update the “Last updated” date at the top of this page. Material changes to how we handle text messaging will not be applied retroactively to consent already given; we would ask you to opt in again.
